there is no time to go find a house you like and

then get your financial proof in order. We want

you to be fully prepared for putting in a solid
offer when you find the house you love.)

The advantage of the contract is that you get

access to a professional who will be readily

available to you for showings, answering house

questions, showing you the ropes with

contracts, inspections etc....They will make you

a priority versus calling each Realtor who has

the house listed you are interested in. They are

not as inclined to show you the house based on

your schedule. It is a lot of work to schedule

multiple showings with multiple Listing Agents.

Signing a Contract with a Buyer's Agent will

guarantee that they will do all the scheduling for

you.
So, it's in your best interest to work with an

experienced Realtor (see the questions below

to determine their experience level) or a Realtor

on a team like Urban Cool KC who has over 20

years combined experience buying and selling

homes in the Kansas City area. Its also

important that they know the neighborhood(s)

well that you are wanting to buy a house in.
Questions to Ask Potential Realtors
1. How long have you been a Realtor?
2. Are you a full time Realtor?
3. How many transactions did you do last year?
4. What neighborhoods do you specialize in?
5. Tell me about your Negotiation Skills
6. Do you have Lender, Title, Inspector,
Insurance Partners?
Only 20% of the Realtors are full-time doing

more than  1-3 Transactions a year. Every year

there are over 1000 new Realtors joining the

industry in the KCMO area. Because it is takes

only 2 weeks and passing a test to become a

Realtor, it is essential to know that this is a

profession that is on the job training and only

years of experience can teach you all the

critical things in a Real Estate Transaction.

Commission - the seller pays their commission.
You will pay for a Brokerage Administration Fee
of $395 to Keller Williams. That will be paid at
closing as part of your loan and closing costs.

hire the first Realtor who shows them a house
off of Zillow or at an Open House. Because it
takes only two weeks of class and passing a
test to become a Realtor, there are many

possibly haven't conducted a transaction yet.
This is a profession that is on the job training
and only years of experience can teach a
Realtor all the critical issues and possible
problems in a Real Estate Transaction.

Sign a Buyer's Agent Contract
Questions to Ask....
Write down 5 essentials you want in your
home your Realtor can help you with these
essentials like number of bedrooms, type of
layout, style of house, garage, fenced yard,
fireplaces, utility on main or second floor, age,
etc...Be aware that if you can get 3 out 5 of your
criteria you are doing very well!
Start your search. Ask your Realtor to set up 5

houses to look at. It is too difficult to look at

more than 5 at a time. You should be able to

decide on a house after looking at 5-10 houses

on average.
Select the right tools for searching for

homes. Your Realtor will set you up on a MLS

Search which is the site that has the first notice

of a new listing to be followed by Realtor.com

then all the rest. Zillow and Trulia are great sites

for ease of use - but are late to the game of new

listings and many times inaccurate.
Decide what neighborhoods you prefer to live
in or go to Steps 7 & 8 to get assistance with
picking the right neighborhood for you and
your lifestyle.

Franny has a Master’s Degree in Psychology from Wichita State University – Go
WuShocks! She played on scholarship both Volleyball and Basketball first at
Labette Community College in Parsons, KS and then transferred to WSU to
finish out her basketball career. She continues to stay fit and healthy mostly by
walking her babies, Dexter, Snoop & Ruby daily on varieties of trails throughout
the metro. In addition to being a full-time Realtor, she teaches companies,
entrepreneurs, social-service agencies in workshops and consulting to improve
their marketing with Social Media. Prior to being a Realtor, she was a Public
Speaker and Trainer for Creative Marketing & Thinking, Social Media Marketing,
Communications, and Negotiation.
Hubert has a Bachelors Degree in Business and has 30 years of Management
Experience. He played on a basketball scholarship and still is at home on the
court. Hubert’s experience and eye for homes that can be rehabbed or flipped

That’s what Franny Knight thought to herself when she took her first picture of a cool home in 2006. Franny lived in
downtown Kansas City. She knew first hand how easy it was to fall in love with an urban area...and a really cool house.


At that time, she was new to real estate. She’d made a career change to join her soon to be husband in his established
real estate business. With no customers of her own yet, she decided to spend her time documenting the cool urban
homes she found in Kansas City.  


Those first pictures were followed by many others and have now grown to a social media following of nearly 40,000 on
Facebook alone. Today, Urban Cool KC is about you, the Urban Cool Villager, and about this city and all it has to offer.

Mark is a Realtor with Urban Cool KC. Mark’s professional career started in the
US Army where he was a Tank Mechanic. After the military, his ability to fix
things lead him into IT and military contractor work. Upon his return to the US,
he continued solving problems in IT companies such as Sprint, H&R Block, and
Marriott Hotel & Resorts, but also began to pursue Real Estate and his personal
passion of home renovation. His IT, Renovation, and Real Estate skills combine
to make him a great asset to his investor clients that he helps find properties that
are prime for coming back to live via rehab.

Merisa is a Realtor with Urban Cool KC. She is also our Transaction Coordinator
and Listing Manager. Before joining the team, she worked in the restaurant
business where she learned to deal with all types people and personalities and

With over 30 years in the hospitality and service industry Brad has always had his
clients at the forefront of his career. He grew up in St. Louis with a father who
dabbled in real estate. This is where the interest and draw to real estate started.
Brad graduated from Mizzou with a bachelors in Hospitality Management. Soon
after he moved to Kansas City and managed venues such as Loch Lloyd Country
Club, the Webster House and Loose Mansion. Meeting new clients and learning
about their wants and needs is really what drives him. He thoroughly enjoys the
experience of starting with a new client (buyer, seller, etc.), and guiding them
through the process to make it an easy and fun experience for them. Brad, along
with husband, kids, family and friends, enjoys traveling, experiencing new
restaurants and venues in KC, and discovering new bourbons and wines along the

The advantage of the contract is that you get access to a professional who will be readily available to you for showings, answering house questions, showing you the ropes with contracts, inspections etc....They will make you a priority versus calling each Realtor who has the house listed you are interested in. They are not as inclined to show you the house based on your schedule. It is a lot of work to schedule multiple showings with multiple Listing Agents. Signing a Contract with a Buyer's Agent will guarantee that they will do all the scheduling for you. So, it's in your best interest to work with an experienced Realtor (see the questions below to determine their experience level) or a Realtor on a team like Urban Cool KC who has over 20 years combined experience buying and selling homes in the Kansas City area. Its also important that they know the neighborhood(s) well that you are wanting to buy a house in. Questions to Ask Potential Realtors 1. How long have you been a Realtor? 2. Are you a full time Realtor? 3. How many transactions did you do last year? 4. What neighborhoods do you specialize in? 5. Tell me about your Negotiation Skills 6. Do you have Lender, Title, Inspector, Insurance Partners? Only 20% of the Realtors are full-time doing more than  1-3 Transactions a year. Every year there are over 1000 new Realtors joining the industry in the KCMO area. Because it is takes only 2 weeks and passing a test to become a Realtor, it is essential to know that this is a profession that is on the job training and only years of experience can teach you all the critical things in a Real Estate Transaction. for 3 months. You do not pay the Buyer's Agent Commission - the seller pays their commission. You will pay for a Brokerage Administration Fee of $395 to Keller Williams. That will be paid at closing as part of your loan and closing costs. I . to become your Exclusive . Buyer's Agent. Many people select a Realtor that is a friend or family member or they hire the first Realtor who shows them a house off of Zillow or at an Open House. Because it takes only two weeks of class and passing a test to become a Realtor, there are many Realtors who are inexperienced. Eighty Percent of Realtors in KC are in their first year and possibly haven't conducted a transaction yet. This is a profession that is on the job training and only years of experience can teach a Realtor all the critical issues and possible problems in a Real Estate Transaction. Start your search. Ask your Realtor to set up 5 houses to look at. It is too difficult to look at more than 5 at a time. You should be able to decide on a house after looking at 5-10 houses on average. Select the right tools for searching for homes. Your Realtor will set you up on a MLS Search which is the site that has the first notice of a new listing to be followed by Realtor.com then all the rest. Zillow and Trulia are great sites for ease of use - but are late to the game of new listings and many times inaccurate.
