There are a few simple tips to make your client’s home
more appealing in the eyes of its prospective buyers
and get the best possible price for it.
Get started with addressing the basics, as they sound
SIMPLE, but they actually WORK and PAY-OFF well.

1- CLEAN IT UP
First impressions are significantly important, they
can make or break a good deal for your client.
Almost everything counts on a first impression.
People pay attention to appearances. Even if your
client clean his/her home regularly, there are nooks
and crannies that they may miss or overlook.
So, make sure you take hold of this task and do it
properly for your client before any viewing by
potential buyers.

MAGNET. AN UNTIDY, NEGLECTED HOUSE

Worn carpet, dirty grout, and clutter will give the
impression that the home is not well-maintained.
Basic details like these make it difficult–and even
impossible–for many prospective buyers to envision
themselves living there. So, make your client’s home
look attractive, welcoming, and structurally sound at
first glance.
2- LIGHT IT UP
Show your client’s home in the best
possible light. Remember, high
voltage bulbs make small spaces feel
larger, and soft lighting brings warmth
to empty spaces. Make sure you open
up the windows to bring the natural
lighting in the rooms and fix broken
panes if any.

3- GO GREEN
Trees are an eye-catcher. If you are staging a
home that has a lawn, make sure you mow it and
trim the hedges before your client put it on the
market. Tangled trees, overgrown patchy lawn, and
unkempt bushes can cause the buyers to just
move right on.
A freshly mown lawn, trimmed trees, and a few
flowers can add extra appeal to the home, so
make sure you do all these things for your client’s
home.

4- PAINT & POLISH
Adding a fresh coat of paint and polishing the
fittings, helps you to boost up the perceived value
of the client’s home. Painting might cost your clients
a little money, but once you invest your time and
energy to get it done money, the results your
client’s get are astonishing. It’s a nice upgrade that
will add value to your client’s home.
Remember to use neutral colors for the
walls because everyone has different
tastes. What you like may not be liked
by the buyer or your client itself. So,
put your personal preferences aside as
a home stager and consult your client
on it or simply go for neutral colors.

5- FIX THE DAMAGES
Some clients are stingy and don’t love to spend
any money on even the small fixes. But, it’s your
duty as their home stager to make them
understand that spending a little money on fixing
the house before putting a house on sale is
necessary.
Why? Because, it makes a house feel like a place
where a buyer would like to move to, without
getting into the hassle of repairing it first.
Therefore, spot potential problems and get them
fixed such as repairing plumbing leaks and
replacing rusty gutters.

6- BE ODOR FREE
Your client’s home can be filled with all sorts of
things that can make it smell bad, may it be pets,
closets, bathrooms, laundry, plumbing, trash or
smoke; make sure that your client’s home is free of
any odors that might put buyers off. Consider using
fresh flowers or air fresheners to make the home
smell great before any viewing.
7- CREATE SPACE
Visual space or how large a home
feels counts while influencing choosy
buyers. The key is to make each room
in your client’s home feel larger. For
example, remove as much furniture as
you can, de-clutter, or do anything that
opens the space to make the rooms
look bigger.

8- ADD IN LUXURIES
Making small improvements can pay off well. For
example, a water filtration system is an
inexpensive addition, but it’s the sort of small
luxury that home buyers take note of. You can also
add the illuminating show pieces such as lamps,
chandeliers that will not only give the home a
luxurious look but also help you creating a
spacious space.

9- UPGRADE
Ask any licensed stager what the number one
upgrade with the greatest return is, and the answer
will be the kitchen and bathrooms. You don’t have
to totally transform them by spending a lot of money
of your clients but subtly enhancing the overall look
will do the job.
All in all, make your client’s home look
its best when the buyer arrives. Pay
attention to these basic home staging
tips for added value, because:
