I specialize in selling residential, recreational & resorts in North Muskoka/Almaguin Highlands area
which covers Kearney, Burks Falls, Sprucedale, Magnetawan to name a few since 2006. Kearney and
surrounding area is in my heart having moved here direct from England in October 2000, and opened
the independent brokerage of Jackie McAvoy Real Estate Ltd in 2010 which was re-branded in 2016 to
North Muskoka Real Estate Ltd. You may be asking do I have the same as the larger brokerages and the
answer is YES!! being Fully Licensed with CREA, OREA & RECO & INSURED with RECO

Sales to List Ratio represents the # of sales to # of listings for a period of time. In 2017, the residential market
not waterfront the ratio was 74.72% and for 2016 63.01% which indicated for both years a Seller’s market.
This indicates that there is more demand for properties & not enough supply in the area of Almaguin
Highlands. Typically home prices will rise as buyers are quick to make an offer to secure a property,
sometimes buyers will compete for a property, driving the price above expectations. This was experienced in
the Spring of 2017 as a result of the inflated market in GTA, and the majority of buyers re-locating to the area
from the Golden Triangle.
