3. The key to this staging
project was “less it
more.” Since my clients
have numerous original
works of art, I had to
work diligently with
them to remove
anything that seemed to
clutter up the space. I
really wanted
perspective buyers to see
the amazing height and
spaciousness in the living
room. Within a couple
weeks of finishing the
changes, I’m happy to
say, this house was under
contract.
4. Do you have one of those
ugly 1980’s fluorescent light
fixtures in your kitchen?
Here’s a creative way to
update your look with little
effort and cost. Take the
lights out, frame the hole
with molding so there’s a lip.
Get LED rope, line the rim
and have it switched. Here
we used a bendable 15’ track
to make an “S” in the cavity.
For this application we
added a faux granite paint
with a little sparkle to give it
even more interest. My
clients were overjoyed and
so was I. Goodbye 1982!
11. There were two tiny
closets in this condo
which held “his and
hers” clothing. This
was the challenge.
Since the condo was
still lived in, we
needed to try and
store everything that
seemed to clutter the
space yet purchase a
few things to make it
look polished.
Considering the size,
I think the pictures
make it seem larger
than 620 sq/ft. Not
pictured is a spacious
bathroom.
13. Changes include white paint over the beige, tan paint
over the olive, brass coverings on the stove have been
taken off/painted silver, lighting and drapery.

sky blue paint above the wainscot, nickel hardware,
drapery, chandelier and large round dining table with
chairs.

white painted shelving, new GFCI outlets, granite
countertops, faucet, pantry cabinet, stainless refrigerator,
stainless range, stainless hood, ceramic/marble
backsplash, new drapery, lighting and porcelain floor.

tan over the purple, New faucet, new hardware, new
light fixture and a light tan porcelain floor.
18. Changes include light blue paint below the picture
rails with cream above, complementary blue sheers
and drapery, furnishings include a pewter sleigh bed,
mahogany desk, shelf and CD holder.
19. This is the basement area which had not been finished in the 100 years of this
home’s life. Everything from treating the concrete to electrical was needed to
complete the space. Mosaic glass tile cover the countertop. Beneath is a
beverage refrigerator and a cabinet to house the DVDs. There are three rows of
two reclining leather chairs for comfort. Wainscot was used in the space to
emulate the rest of the home. A wall built for the plasma and the components.
The colors chosen were after the Seahawks’. Sconces and pendants were colorful
art glass to keep the theater sort of feel.
