6. A Sewage water Soakaway ,
is not the same as a surface water (roof water) soakaway.
The only function of a surface water soak away is to disperse the water into the
ground.
A sewage soakaway has two functions.
• The first is to soak the septic tank liquid away.
• The second function is to treat the effluent to remove suspended solids,
bacteria and viruses, nitrogen and phosphorous using natural aerobic
bacteria which grow within the soak away. Only then can the waste be
soaked away into the ground. This is to avoid groundwater contamination,
as much of our drinking water is sourced from it.
7. We can check, repair or replace your Soak Away.
If there is a problem, it will explained to you and a straight
straight forward costing given for any work needed to be
to be carried out.
For its repair or replacement.
If it’s just a cracked pipe that needs replacing…
.it will be just the pipe……
The size of the soak away, (i.e. the area in square
metres), is determined by the number of bedrooms in the
house and the porosity of the soil.
Currently, The Environment Agency requires this to be
one person per bedroom plus 0.5 persons per house.
The porosity of the soil can only be determined by a
percolation test
8. Drains and Blockages
The drainage pipes located within
the boundary of your property,
beneath your house, garden or
driveway, belong to you and are your
responsibility. They take away the
waste water that flows from your
property.
When these pipes reach outside the
boundary of your property and
connect to pipes serving another
property they stop being your
responsibility.
This is illustrated in the diagram
opposite..
9. Blockages
There’s Nothing worse than having your pipes blocked.
We have the equipment and an experienced work force, who
will attend, advise and if needed rectify the problem.
If the blockage needs further investigation, we will firstly inform
you ;
• what the problem is likely to be, (tree roots, cracked
pipework).
• A break down of the work needed and why,
(such as a CCTV survey)
• And a quote for the cost of the work..
10. A gully consists of a concrete pot positioned under the road surface, with an iron grate visible from the road.
The water collects in the concrete pot and is then channelled through a series of pipes, before connecting
into the main sewer network.
Sometimes these pipes and channels become blocked with soil,
dead leaves and rubbish, preventing the free flow of water to the main sewer.

11. The Best Practice recommendation is to keep fat, oil and
grease out of drains, including that in food waste and from
cleaning the workplace.
Grease traps should only be seen as a last line of defence.
• Know the location of your grease trap(s).
• Check the grease trap regularly – once a week is a good
place to start, but more frequent maintenance may be
required in some locations.
• Don’t wait until the grease trap is full to empty it.
Emptying it earlier will be easier and prevent grease being
discharged into the sewer.
• Grease trap maintenance is a specialist operation.
An experienced contractor, like ourselves , is recommended
to do this. (Particularly if the trap is of large size or requires
man-entry).

12. Emptying and Cleansing.
Regular wet well cleaning can help enhance pump life, reduce maintenance costs and
chance of plant failure through blockages etc. We are experienced in the Jetting of wet
well s, to break up and remove these solids and fatty materials .
Having the required, Waste Transfer License ,we can transfer the waste water away,
once the wet well is cleansed.
For the deeper pump houses/wet wells, we have staff fully trained staff for the
confined space -man entry – requirements.
Below is an example of a pumping station /wet well we attended -
drained and cleansed .
The first picture below shows the well before cleansing- note pumps
completely covered. The second picture shows the well once cleansed.
The pumps are now clearly visible.
