2. What Exactly is a Short Sale? A Short Sale in real estate occurs when the outstanding obligations (loans) against a property are greater than what the property can be sold for. Short sales are a way for homeowners to avoid foreclosure on their homes and still be able to pay off their loan by settling with lender.
3. How do we help as investors? We work together with the homeowner as a team. We use an option contract to lock up the property. The homeowner allows us to contact the banks and begin negotiating down the amount they owe on the property. When the bank agrees to a total settlement(usually way below current market value), We then execute our option to buy the property directly from the lender. During the whole negotiation process, we are marketing the property to an end buyer who will buy the property from us following our purchase from the lender. The transaction is A (the Lender) sells to B (Our Company) Then B(Our Company) Sells to C(the end Buyer)
