Like any Home Seller, you want to get the highest price in the least amount
of time for your home. There are 2 main controllable factors that we focus on
to help you achieve that goal.

Staging is the process of preparing
your home for sale. It involves
everything from cleaning, de-cluttering
and touch-up painting to arranging
furniture, and adding design accents.
Staging - expert assistance

Before becoming Realtors, we ran a
successful home decorating business for
over 20 years. Our services included
preparing homes for sale. We had great
success helping sellers sell their homes
quickly by doing cost effective, high impact
improvements like touch-up painting,
updating lighting and bath fixtures, removing
old wallpaper and many other things to make
the home look its best.

As part of our service, we provide free
consultation and assistance helping you
to prepare your home for sale.
Staging tips

Declutter
• Start packing now - books, toys, sports
  gear, clothes, etc. Your house will show
  better with Less Stuff.
• Clear off counters, table tops, bureaus,
  etc. of excess items
• Streamline the number of pictures
  hanging on the wall. It will make the house
  feel more open.
• Straighten up book shelves.
• Remove excess and worn furniture.
• De-Personalize by removing most family
  photos, awards, diplomas, etc. This makes
  it easier for a buyer to visualize
  themselves in the home.
Staging tips
Detail
• Clean Everything inside!
• Straighten up the yard - weed, pick up
  debris, sweep, make it look nice.
• Touch Up Paint or Re-Paint walls,
  baseboards, trim as needed
• Use Flowers! Buy flowers (nice artificial ok
  too!). Great for entries, baths, kitchens, etc.
• Use colorful accents like towels and rugs
  in the baths.
• Replace dated fixtures like lights & towel
  bars with new ones. Low cost, big return.
• Use decorative items on the counters in
  kitchen and baths.

                  a consumer’s cell phone.
                  While the potential buyer is seeing photos of
                  your home, we are receiving their phone
                  number so we can call and provide additional
                  information to them.
Open Houses

Over 40% of Home Buyers visit Open Houses
in their home search process. We love doing
open houses and find them to be a very
effective marketing tool.

Prior to each open house, we post signs at all
the nearby intersections and advertise at
various websites online to attract potential
buyers.

Determining the list price
                     We will help you determine the list price of your home by
                     providing you with a thorough market analysis. Tom has a
                     Masters Degree in Statistics and enjoys studying the market and
                     providing information to our clients. Some of the factors that
                     influence the list price of your home are:

•     Physical Qualities – Location, floor plan and condition of your home
•     Market Conditions – Interest rates and availability of financing, buyer and
      seasonal demand, state of the economy and recent property sales
•     Competition – Inventory and pricing of homes actively on market, and
      pricing for comparable properties that have recently sold


    The price you paid for your home or the proceeds you want from the sale
    have no effect on the value of your home.
Pricing strategies
Determining an accurate list price for your home is important for
these reasons:


•   The closer your home is priced to fair
    market value when it first comes on the
    market, the more likely it will sell quickly
    and at the highest price

•   The higher your home is priced above
    market value, the fewer the number of
    buyers that will bother to consider it

  priced at 15% over market value

• There is only a 30% chance of sale if
  priced at 10% over market value

• There is only a 50% chance of sale if
  priced at just 5% over market value
