HISTORY
Ron Sparks has over 40 years of experience in the construction industry. Starting
out in residential construction for more than ten years and the next 30 plus years
in various positions in commercial construction, such as trim carpenter, superin-
tendent, project manager and senior project manager.
From rollouts to new construction, Ron has been involved in over 400 Famous
Footwear projects, over 350 Blockbuster stores, 700 DollarTree Stores and over 600
O’Reilly Auto parts. Additionally providing project management and client
services to Tommy Hilfiger, Ralph Lauren, Ann Taylor Lofts and numerous other
specialty retailers on a national Scale.
In May of 2003, Ron branched out on his own and formed Ron Sparks, Inc. (RSI).
Leveraging his vast experience and relationships in the retail industry, Ron’s focus
continued in the national retail arena. In the fall of that year, Ron brought his son,
David on board as Vice President of Operations. David brought over 15 years of
experience in construction management to the company, as well as starting a
separate residential division. David Jr., who had grown up with the company,
started full time in the spring of 2010, while finishing his degree in construction
management.
From the humble start in 2003, RSI has grown into an over 20 million a year
national general contractor. In addition to being one of the top contractors for
Dollar Tree and O’Reilly Auto Parts, RSI brought on Wal-Mart and Collective Brands
in 2011 to continue to help retailers grow.
In January of 2012, RSI partnered with a strong equity source, and formed RSI
Development, LLC. Focused on single tenant platforms as well as small retail cen-
ters, RSI diversified into three primary divisions: RSI Construction, to include large
residential projects, RSI Development and RSI Facilities Services, providing one
stop shopping for all our retail clients.
Spanning across three generations, RSI continues to strive towards maintaining
long-term business relationship with our clients. Our goal is to deliver a superior
product by working in a professional, cost effective manner. Our approach is
straightforward, with personal contact to ensure that construction is meeting our
high standards of quality.

David Sparks: President and owner of RSI Construction has extensive experience in retail
remodel, ground up and build to suit construction programs. Nationally licensed, and a
track record of success working with Fortune 100 retailers. Self-performing over 70% of all
projects.
Greg Pelkey: Vice President of Business Development has over 10 years of experience
directing the overall real estate development and construction for Fortune 100 companies
and over 25 years of experience in commercial and retail facilities management.
Robert Gunby: CCIM, Principal at RTG Capital, LLC. A CRE lender originating over $1.3
Billion in commercial real estate loans. Managed a portfolio of over $440M. Has worked out
troubled assets for banks, as well as selling distressed notes.
Real Estate Acquisitions Team: Extensive experience in corporate real estate negotiations
for a Fortune 500 retailer experiencing over 20% growth annually. Specializing in letter of
intent and lease negotiations from draft to final signature. Acquisition details from site
selection, market survey and demographic target.
Processes:
In order to become more competitive and efficient we have developed processes to ensure
that we can continue to balance cost, speed and quality. We utilize web-based technolo-
gies and cradle-to-grave program management software helping us keep up with our
clients needs. Open communication and continual process improvement allows us to stay
ahead of the inevitable curves in the road.
