Q: How do you help clients
negotiate a contract for their
home?
A: “Here is some advice I
recommend to my clients, as well
as some things to watch out for,
both to ensure a quick close and
to help maintain agreeable terms.
When helping clients nego-
tiate an offer on a property of
choice, I always suggest looking
at selling trends and recently sold
homes in the area or neighbor-
hood in which they are potential-
ly looking to purchase, especially
those that affect an offer price as
well as a sales price.
Some advice I always give to a
buyer, be it a first-time or a repeat
buyer, is make the offer as simple
and clean as possible. That helps
ensure there are agreeable terms
that will work for them as well as
the seller.
Sometimes there are other
variables at play that can help the
process. If a seller needs a longer
closing date because of a job
move or a closing on a new prop-
erty that will take a bit longer,
and my buyers are in a month-to-
month rental with flexible terms,
that situation will always be more
attractive to a seller because the
buyers’ closing flexibility is easier
to manage, versus a buyer that
needs to be moved into a home in
a shorter time frame.
On the flip side of the coin, if
I have a buyer who needs that
quick close date, I always suggest
to go in with a strong offer with
easy terms to make a seller really
