There are few things more political than energy and energy prices. Ontario's markets have been changing, and there are new realities for Realtors to be aware of: some things that have changed, and some that will soon change. This presentation is both for Commercial and Residential Realtors, and will provide an update on how changes in the energy markets will affect your clients, and how Realtors can help / benefit. Slides discuss: - what's changing in the markets: pricing and more (ie: truth and facts); - what the governments are doing (presently and planned); - what products we're seeing for Commercial or Residential facilities, and what Realtors are likely to see more of in the coming years; - what the opportunities are for Realtors; - Energy Audits: help and grants available to help your clients save money on energy, and ways Realtors can be involved; - things that affect value: buying or selling a building with solar panels; - things that affect investment properties and rental income; - SPECIAL ANNOUNCEMENT: a new tool/app that you can offer, as a Realtor, to your clients, to help them manage their energy use. Government Update: Mandatory Energy Labelling • The idea: visibility is half the battle (labelling makes energy visible) • The easiest way to reduce peak load on broad scale • Rooted in the Green Energy Act • Infrastructure is already in place (EnerGuide/NRCan) • Creates jobs everywhere • Will be like home inspections when they were new Brampton suburb Toronto downtown

(from the Green Energy Act…) 3.(1) A person making an offer to purchase an interest in real property has the right to receive from the person offering to sell the property such information, reports or ratings as are prescribed, (a) relating to energy consumption and efficiency with respect to a prescribed residence on the property or a class of prescribed residences on the property; and (b) in such circumstances and at such times as are prescribed and in such manner as is prescribed. 2009, c. 12, Sched. A, s. 3 (1). “Prescribed” implies a coming regulation yet to be released, likely to rely heavily on EnerGuide/NRCan.

Capital cost • Cities have great credit and can get cheap loans • Cities can loan money to qualified home owners and small businesses to fund energy projects • Cities can collect repayment through property taxes (ie: reduce your energy bills, increase tax temporarily until paid up) • Projects happen at no cost to the property owner, saves energy, creates jobs, saves environment, +++ • More info @ www.mi-group.ca/paper

The mariner and his crew are surrounded by water but none of the water, being saltwater, is drinkable. An albatross appears to lead them back. The mariner shoots the bird and the ship's crew, in anger, hangs the albatross around the mariner's neck. We, in Ontario, are in a similar situation. - Encourage skepticism, not cynicism
- ~67% of residential energy use is for space heating and cooling, 15% for heating water, and 18% for lighting & appliances. In literature, a ‘crisis’ is a decision point – an opportunity for the plot to turn good or bad, and there are always characters that want it to each way. Interesting to note: the total energy supply chain in Canada (and North America) is < 10% efficient. Less than 40% of the energy generated by nuclear/coal/natural gas plants is used to create light / turn motors / run computers. The rest is wasted and lost. Hydro is about 90% efficient, so it is much better overall than the others.
