HELM Asset Management Limited was formed in May 2005 by
Raj Madhani B.Sc MRICS MCI.Arb to provide property asset management
services to private investors and business occupiers.
Supported by Mandy Madhani and Himansu Madhani, our ethos is to provide
property advice in a personal and dedicated service, drawing upon over 64
years of combined professional experience.
Our aspiration is to optimise the value of your property assets and mitigate

Raj R. Madhani B.Sc. MRICS MCI.Arb.
Director
Raj is the founder of HELM Asset Management Limited with over 19 years of
experience in the property industry. Previously a Director of Insignia Richard
Ellis and Partner of Matthews & Goodman, Raj has a sound working
knowledge of Landlord & Tenant legislation and takes the lead in all value
enhancing assignments.
A Chartered Surveyor and Chartered Arbitrator, Raj takes a particular
interest in Commercial Rent Reviews & Lease Renewal cases and is well
versed in arbitration proceedings.
Himansu Madhani B.Sc. (Hons) Dip. P.P.C.
Director
Himansu is the co-founder of HELM Asset Management Limited with over 25
years of experience in financial management. Himansu has held strategic and
senior management roles in a variety of industry sectors.
Given his background, Himansu takes responsibility for all client and property
accounting issues on behalf of clients; including the provision of financial
reporting, submission of VAT returns, Bank Account reconciliation and
Service Charge Administration.
Mandy Madhani
Company Secretary
Mandy is the co-founder of HELM Asset Management and has over 20 years
of experience in Human Resources and Retail Banking. Mandy has held key
roles in large corporates such as Ladbroke Group; Extel and Sports Council.
Given her background, Mandy provides all administrative support to the
Company to ensure accurate and timely reporting to clients.

Strategic Review:
For the lay client who simply acquires assets for long term income and
inheritance planning, we offer strategic and transactional guidance on how to
maximise income and capital growth. In concurrence, we advise clients on
how to mitigate their liabilities, including advice on, and execution of exit
strategies.
Current Instructions include: -
• Retained as “Asset Manager” for a Private Investor portfolio of circa
£35 million with a spread of retail and office accommodation let to a
variety of blue chip tenants throughout the U.K.
• Asset Managegment of Private Investor portfolio comprising £12 million of
retail investments in Central London.
• Bespoke advisory service to firms of Accountants who have “off-shore”
clients with assets in the U.K.
• Direct mandates with clients of Off Shore Banks and Trust Companies.
• Various single asset instructions including Multi-tenanted offices;
Development land and Industrial buildings.
• Retained as a preferred service provider to Coutts Bank (Jersey)

offshore. Service includes the undertaking of market due diligence and advice

• Introducing Golfrate Limited to the Bourdon Retail (Shopping Centre)
Portfolio; that led to the successful acquisition of The Kingsland Shopping
Centre.
• Acquisition advice to a consortium of overseas Investors, on a
400,000 sq ft Industrial investment in Swindon.
• Introduction of £20 million industrial estate in Aylesbury that was
acquired by Frontier Estates.
• Disposal of a Retail Bank Investment for £8.3 million
• Disposal of a Residential Development of £3.2 million in Central London.

Property Management Services:
Our Principal Director Raj Madhani has over 19 years of knowledge and
practical experience. We are therefore capable of providing clients a focused
approach in the management of their investment property assets.
Our main areas of operation include: -

• Structuring of Service Charges for multi-tenanted assets including offices,
industrial, retail and mixed use properties.

Including Rent Reviews, Lease Renewals & Valuations:
The quality and outcome of rental negotiations relies entirely upon market
knowledge and its application in the context of the contractual lease. It is
therefore essential to investigate and plan ahead of each rent review or lease
renewal date; and adopt an appropriate stance before the formal process is
initiated.
Our approach is tailored to meet the client’s specific requirements at very
competitive fee levels.
Acting for both Landlord’s and Tenants, recent instructions include: -
• Supermarket let to Somerfield Stores in Chepstow, rental settled at
£280,658 per annum.
• Third Party referral on an Office building in South West London. Rent
determined at £93,000 per annum.
• Third party referral on retail premises in Ilford. Rent determined at
£70,000 per annum.
• Rent Review on a McDonald’s Restaurant in North London. Rent settled at
£60,750 per annum.
• Rent Review on a W H Smith Plc in South London. Rent settled at
£147,500 per annum.
• Retained by Ladbroke Limited to conduct Rent Reviews within Greater
London on their retail portfolio.
• Valuation instructions include: - a portfolio of KFC Restaurants;
Operational Hotels; Nursing Homes and Medical Premises, and Investment
properties.
