COSTS – Discuss the costs associated with energy, water and waste
EASY WINS – Some ideas
SPEND MONEY – Practices requiring investment
MAJOR INVESTMENT –
MANAGEMENT PRACTICES
Rising cost of electricity –
historical lack of investment – rising demand
ETS and GST increasing prices – continuing trend
Vary across NZ/ bins
Environmental cost
Small group (13%) are ‘dark green’
Remainder will only purchase if similar benefits, convenience or cost
Low GREEN PRICE POINT
In context of today’s discussion - TOLERANCE
ESTIMATES BASED ON DOMESTIC USE AND KNOWLEDGE OF MOTELS – DIFFERENT FOR EVERYONE
Lighting 12%
Appliances 30%
Hot water 30%
Heating 25%
Other
INTRODUCTION
Two major types – New Generation Halogen, CFL
HALOGEN – last 2ce as long as icandescant…30% energy saving…dimable…instant light…all different watts and sizes.
CFL – 70% more efficient than standard – but not appropriate for everywhere.
UNCESSARY LIGHTS – E.G. Different areas of the business; Pole light
LIGHTING DESIGN – Important to consider if you are undertaking refurbishment.
Talk to lighting expert.
Check out Right Light website
SENSORS – can be useful for public areas. Can go from $65 to $100+ so best in high-use areas.
Good to get an expert to help – they can be annoying!
FLOW RATE: Range from 6L to 18L per minute
Above 12 is really worth doing something
INVEST: $85 ea. Low flow heads
SAVINGS…
Flow restricters – good but compromise shower power
Extreme case from 18L – 6L x 1 shower a day = $440 p/a.
But actual based on an energy audit of 12 room motel was $840 p/a for $1020 investment = ROI 1.2ys
Potentially more based on flow, use, size.
INTRODUCE
SHUT DOWN – Save up to 4% of total energy bill (domestic)
Telly and cd on standby uses as much as a light bulb
Sky decoder – if it is an issue don’t turn it off.
Turning off does not damage or use more power.
TOWEL RAIL
Turn off when guests are not staying in the room – let them turn it on
FRIDGES
3rd largest user of energy after water heating and heating.
One in five is not working properly and one in ten needs replacing
Check the seals - TORCH
Make sure it is properly ventilated
COMPUTER TO STANDBY
Screen saver uses electricity
Laptop uses 5x less electricity
Standby is OFF
Not bad for the computer
HOT WATER
Second biggest user of energy
60 degrees (in the tank)
Laundry to cold – doesn’t present any problems for other operators
Savings only including guest laundry and towels – linen goes out
SAVINGS – BASED ON 12 ACTUAL ROOM MOTEL
Click
At least $511 per year from easy wins– potentially more
IN ROOM RECYCLING
Most have staff separate –
Space main issue
BUY IN BULK – lead on to purchasing policy
POTENTIAL SAVINGS based on motel reducing waste by a third
WATER – minimal savings in most areas but important for environment
TOILETS – use a 3rd of water
Dual flush or just a brick – IN THE CISTERN!!
GARDEN
Buy a hose trigger ($25 from garden shop – get what you pay for)
Plan plants that don’t need much water
Water during the evening (if convenient)
Based on a 12 room motel that is yet to implement some of the basic stuff.
Could easily be more if you have a larger motel.
MAIN ENERGY USERS
LIFE TIME OPERATING COST
consider when replacing old appliances
OTHER…
ALSO CONSIDER SIZE AND USE TYPE.
ENERGY RATING ON ALL APPLIANCES – STAR IS THE BEST
heat pump could cost $150 less than other models per year to run
THESE ALL BASED ON DOMESTIC SETTING – Motels might be more effiicient in some cases
INSULATION – varies hugely.
HEATING
A heat pump is the most efficient –
Night store not an option.
Heat pump attractive for guests
Best if you have some rooms that are used more
SOLAR HOT WATER: investment = $7000, ROI = 12 - 14 ys in a domestic setting.
Could be better in motel setting – depending on configuration
SOLAR POOL HEATING
PAPER WORK
BENEFITS (Drawbacks are obvious)
Makes your initiatives easier by standardising them, communicating them

…Not going to save money – a story for another day!!
Supplier Register
Just an example!
Something that you build over time.
Just a good place to keep this information. Can just be one column on top of existing supplier register…
EXAMPLE OF MONITORING – principles quite simple
USEFUL TO MEASURE PROGRESS OVER TIME
ABILITY TO MONITOR USING GUEST NIGHTS – MORE ACCURATE REFLECTION OF EFFICIENCY
WASTE AND WATER
ECOSMART ELECTRICIANS – new programme…no personal experience with them but good idea
MORE FORMAL AUDITS AVAILABLE stewardship
WEBSITES – EECA, consumer build, rightlight
Subsidies: TIA offering subsidies to members using less than 60k of electricity. Pilot programme only in AKL and WTN. May roll out. Up to $1000 assessment; then 1/3 funding of work completed up to $2k. TOTAL UP TO $3k.
TALK TO OTHER OPERATORS
